What was once a fully gutted, long-abandoned building has now been reimagined and revitalized by Rojas Empire into a fully renovated, vacant 4-plex—a rare investment-ready opportunity in a location surrounded by parks, schools, beaches, and local dining.
Leveraging the unusually tall ceiling heights of the existing structure, we designed and built two-storey residential units within the original shell—maximizing livable space without expanding the building’s footprint. The result is four modern, bright, and well-separated apartments ready for long-term tenancy or furnished rentals.
Scope & Strategy:
Complete structural overhaul and code-compliant rebuild of an abandoned shell.
Introduced an internal second storey to each unit due to exceptional ceiling height.
Created 4 fully self-contained units:

• 1 × 2-Bedroom
• 1 × 3-BedroomInstalled individual gas and hydro meters for all units to minimize landlord operating expenses.
Finished all interiors with durable materials, modern layouts, and functional vertical flow in each unit.
